BUYER'S INSPECTIONS

As a homebuyer, a home inspection is a must-have.  It is also important to know what your home inspection will include and how to use it in your decision making process.  Your report will outline our findings along with recommendations for what might need to be addressed.  You will then have valuable information that you need to negotiate the contract.  We will always be available afterwards to answer any questions or provide additional advice.  Our goal is for you to be better equipped with information so you can make a better informed home purchase.

11th MONTH WARRANTY INSPECTIONS

Starting at $250

Most home builders include a one-year warranty with the purchase of their newly built houses.  Warranties for newly constructed homes typically offer coverage on all appliances included in the sale along with the home's systems such as HVAC, plumbing, and electric.  Because these warranties usually expire one year from the purchase date, we recommend that an inspection is performed 11 months after closing.

The 11th Month Warranty Inspection is performed exactly like our other inspections.  Once the report is completed, homeowners can then pass it on to their builder's warranty department for adjustments, repairs or replacements of necessary items while they're still covered. 

RADON TESTING

Starting at $125

Whether you're moving into a new home or concerned about the safety of your current home - radon testing is a must.  Radon is the leading cause of lung cancer in non-smokers.  Radon is an invisible, odorless, tasteless gas that enters your home through small cracks in your foundation or through air gaps over a crawlspace.  All homes have Radon Gas in them, but without Radon Testing, you don't know if the levels in your home are critical and dangerous to your family.

Gateway Home Inspecton uses the newest technology in radon testing.  We will set up our testing equipment for a minimum of 48 hours.  Once the test is complete, we will provide you with an easy to read report.  If our testing reveals elevated radon levels, we will recommend a certified radon remediation contractor for you.  The US Surgeon General recommends that you have your home tested every 2 years.

PRE-LISTING INSPECTIONS

Some homeowners and homebuilders want to have an inspection before they put their house on the market.  This inspection is valuable for many reasons.  It can speed up the sales process by having a prior knowledge and time to repair any issues before the home is placed on the market for sale.  It also proves to the homebuyer that the seller is not trying to hide any issues with the home which can sometimes lead to a higher offer. 

TERMITE LETTERS

Starting at $100

Most mortgage lenders will require a termite clearance letter before the loan can be approved.  We offer our termite letter service as a convenient add-on to our home inspection service.  We will work alongside a third party vendor to have the termite inspection completed at the same time as your home inspection.  We will then attach the lender required clearance letter to your home inspection report.
